Hell's Kitchen, also known as Clinton, is a trendy and dynamic neighborhood between 34th Street and 57th Street, from 8th Avenue to the Hudson River. For years, this neighborhood had a gritty reputation, known for Irish-American organized crime circles, whose conflict with the Puerto Rican community was the basis of West Side Story. Due to its proximity to Midtown, however, the area has undergone tremendous gentrification. Strict zoning rules called the Special Clinton District, designed to protect the neighborhood's low rise character, impeded new construction for nearly 30 years. More recently, developers are chipping away at these zoning laws, as evidenced by one of the biggest projects in the city, the Hearst Tower, at 56th and 8th Avenue. Given the lower costs and its proximity to Broadway theaters, the neighborhood is a haven for aspiring actors. Many famous actors and entertainers have resided there, due in large part to the Actors Studio on West 44th. Manhattan Plaza at 42nd Street between Ninth and Tenth Avenues was built in the 1970s to house the artists. It consists of two 46-story towers with 70 percent of the apartments set aside for performing artists. Home to television studios, theaters, dance studios, NYC’s two primary transportation hubs – Penn Station and Port Authority, as well as the most diversified ethnic food establishments along Ninth Avenue, Hell’s Kitchen is far from the unsightly and precarious neighborhood that once earned it its name. Today, it is populated by a mixed of Italians, Irish and Germans as well as artists, hipsters, and an increasing number of gay men and women.
